How much does a tiny house cost?

How long does it take to build one?
Our build time varies from model to model but generally, we can build one in 14-16 weeks.
Delivery is scheduled as soon as the home is completed but may take a week or two depending on driver schedules and other deliveries in process. Due to high demand please contact us early to get on the build schedule.
How do I set one up on my lot?
We recommend hiring professional mobile home setters for all our park model tiny homes. They will have knowledge of the local codes and standards. Our smaller towable tiny homes come with leveling jacks to stabilize the home. However we recommend that the frame is blocked up in multiple points with no weight on the tires if set up long term. We do not recommend using the tires and scissor jacks for support if home is parked permanently. The pad for the home should be level and made with compacted gravel or concrete. Park models have permanent hookups while the smaller towables have RV style connections.

What kind of utility hookups do they have?
The park model homes have sewer and water pipes terminated under the home for permanent “hard pipe” connections. This is usually near the middle of the home under the bath and kitchen area. They also have a 100 amp outside panel that connects to your power supply on the back wall near the middle of the home. Propane hookups consist of a flexible hose that attaches to a tank and is usually placed near the front or hitch part of the home.
Our smaller towable tiny homes come with standard RV style hookups. A twist lock sewer drain hose adapter that can be hooked up to a tank, septic, or sewer system, a garden hose style water hookup is used for water, and 50 amp RV style plug for power.

What are the deposit/payment terms?
Timbercraft requires a $2,500 non-refundable deposit to join the design/build waitlist. The design process typically begins 90 days before the start of the build. We’ll begin by sending you the base plans for the home for review and a digital catalog of options and upgrades for your Tiny Home. You can look everything over and make your selections. Then, based on your design and preferences, you’ll receive a quote for your home with the upgrades or reductions you’ve selected. Once you approve the design and the quote, we are ready to start building!
The payment terms are:
- 25% down,
- 50% at the shell stage and
- 25% at final minus the initial $2,500 deposit.
However, due to continued supply chain issues and longer lead times, we often bill for a 10% window deposit a bit earlier in order to get the windows ordered in time. If this is the case, you would be billed for 15% once the home goes online.
We accept ACH, cashiers’ checks, cash, and credit cards. Some fees apply for electronic payments.
