What are tiny homes? An explanation by PWA

Technically speaking, Tiny Homes on wheels are classified as RVs (Recreational Vehicles) or RPTs (Recreational Park Model Trailers) depending on whether they meet a certain criteria or are on wheels. They may or may not be accepted as an ADU (accessory dwelling unit) depending on the local jurisdiction. Many zoning boards define ADUs as a unit on a permanent foundation.

     Tiny Homes on wheels are primarily designed as temporary living quarters for recreation, camping or seasonal use. They are built on a single chassis, mounted on wheels and have a gross trailer area not exceeding 400 square feet in the set-up mode. (Exceeding 400 square feet would categorize the product as a Manufactured Home and as such would require compliance to HUD Standards). Each Tiny Home that is built in a PWTH certified facility will be certified by the manufacturer as complying with ANSI A119.5 or NFPA 1192. DIY builders may choose to have their tiny home certified to these standards. Pacific West offers programs to assist with this certification. Two different types of Tiny Homes are offered. One type is 8′ 6″ or less in width and is designed for frequent travel on the highways while the other type is 8′ 6″ or wider, and must be transported with special movement permits from the state highway department. The 8′ 6″ units are not typically expandable when it reaches its destination utilizing slide-outs or tip-outs, but builders may choose to design that way. The wider units, being less mobile, are usually sited in a resort or RV park location for an extended term, typically several years.

STANDARDS PROGRAMS

The American National Standards Institute (ANSI) is a nonprofit association which establishes procedures and guidelines to create recognized minimum safety standards for products used by both consumers and industry. ANSI sanctions standards that have been created following rigid consensus procedures which allow all affected entities to have a voice in the development process. Among the critical issues reviewed by ANSI is the make-up of the committee empowered to establish or revise the Standard. All segments must be represented and no specific interest group or Trade Association can be in a position to dictate the outcome.

A Standards-making committee for Recreational Vehicles has existed since 1937, and the canvass method was utilized to create the first safety standard sanctioned by ANSI in the early 1960s. In the 2005 edition the committee completed an editorial revision to the standard and merged the requirements from ANSI A119.2 into NFPA 1192 Standard for Recreational Vehicles.

          A Standards making committee for Park Trailers has existed since 1980, and the canvass method was utilized to create the first safety Standard in late 1981. The Standard and the process that was used to establish it were submitted to and sanctioned by ANSI in March of 1982 and was then identified as ANSI – A119.5 Standard for Park Trailers.

The Standards cover hundreds individual safety related requirements that must be complied with in the production and/or repair of RV’s or Park Trailers as applicable. The requirements found in these Standards (either directly or by reference) include sections covering electrical, plumbing, structural, heating & AC, fire, and life safety issues.

PWA CERTIFIED MANUFACTURERS BUILD TO THIS STANDARD​

            Pacific West Tiny Homes, through Pacific West Associates, is an appointed third party inspection agency qualified either by being appointed by two or more state agencies of government to conduct A119.5 and NFPA 1192 Standards inspections or has demonstrated their ability to meet the requirements (stipulated by the American Society for Testing and Materials Standard E-699) for a third party agency. Manufacturers must appoint an approved inspection and design approval agency which will then conduct in-plant inspections that will take place at least once a year, not exceeding once per quarter.

UNIFORM INTERPRETATIONS AND NEW TECHNOLOGY

     Keeping the Standard up to date and insuring that the inspections and enforcement procedures are uniform in their application are two of the primary missions of Pacific West Tiny Homes. To assist the industry with continuity, PWTH publishes and updates a handbook for the A119.5 and NFPA 1192 standards which covers any and all interpretations and gives the details on how the standard shall be applied.

          The maintenance of the handbook is based upon a consensus of interpretations from the various inspecting organizations, both governmental and third party. The A119.5 and 1192 Handbook also provides guidance to the builders, suppliers and repair firms.

The shipping went off without a hitch thanks to Sims, Waters & Associates in Jacksonville, FL.

The tiny home was loaded inside a large auto liner by Hoegh Autoliners. Their operation is impressive to say the least! These are the guys responsible for bringing all the European luxury cars like Mercedes, BMW across the ocean. The lot was full of thousands of brand new cars that had just been unloaded. These ships have 14 decks and look just like a huge parking garage inside.

They also transport a wide variety of machinery, boats, trucks, trains, buses, and equipment all over the world.

These treehouse tiny homes were inspired by Sesame Street and Minions

Tiny homes are fashionable right now, but the Bert modular home isn’t like other tiny homes on the market.

In general, they tend to have minimalist, sleek looks, but this treehouse is oddly-shaped and almost whimsical.

Bert homes are “shaped by playfulness and invite people to experience architecture and nature through the eyes of children,” according to the press release. The homes were designed by Austrian architecture studio Precht, in collaboration with Baumbau, a startup that specializes in tiny homes and treehouses.

The designers talked about how architecture has turned toward buildings that are easy to construct and profitable, but “lazy and boring,” making cities across the world look the same. With Bert, they hope to buck this trend and show that modern, sustainable architecture can also be fun and interesting.

The first Bert structures will go on sale in spring 2020, and they start at €120,000 (about $130,00) with the option to add on more modules. The companies plan to announce further collaborations on more unique buildings soon.

An Adorable Festival With The Smallest Tiny Homes Is Coming To St. Pete This Spring

The tiny living movement seems to be one of the fastest-growing housing trends in the US right now. The popularity of tiny homes probably lies in the fact that they represent precisely the life we dream of: one that is simple, with freedoms, and have less of an impact on the environment. Also, let’s admit it, they’re so darn cute! If you are interested in knowing more about tiny houses in Florida, there is a festival coming to the Tampa area that will be your mini heaven.

The Florida Suncoast Tiny Home Festival, formerly known as St Pete Tiny Home Festival, is coming back this spring with the most enchanting micro houses, taking place on March 28 and 29.

More than 30 different little houses will be on display, as well as schoolies (decked out, converted school buses) and converted vans.

You can admire every construction detail, marvel at the interior design, and why not, imagine for a moment that one is your forever home.

The fun will be happening at England Brothers Park, located 2 miles from central St. Pete and 15 miles from the Tampa International Airport.

Every day of the festival the fun will run from 10:00 in the morning until 6:00 in the afternoon.

The United Tiny House Association and Georgia Tiny House Festival LLC, originally the Georgia Tiny House Association, was founded in 2015 by John and Fin Kernohan as an organization for the advocacy and support of the tiny house movement and for those individuals either living the tiny house dream, desiring to start their own tiny house journey, or those simply interested in what all the excitement and buzz is all about in regards to tiny houses and the tiny house movement.

Within a few short year of being formed, the United Tiny House Association has grown to be what is considered the largest tiny house support organization in the entire World with over 34K (34,000+) members!

The Kernohans have been living in their self-built 304sqft tiny house, known as “Beloved Cabin”, since December 2011.  They currently reside on their small homestead in the woods of Georgia, where they have embraced solar energy, rain water collection, raise chickens, and grow their own vegetables and fruits.  They are also the creators and owners of their towable 148sqft tiny house, the World-known “Tiny Firehouse – Station No. 9”, which is also their tribute home honoring firefighters and emergency responders.  Fin is a vegetarian and fitness expert, while John is the handyman of the property and an avid outdoorsman, where he fills the freezer with fresh game (much to Fin’s despair).

After years of organizing not-for-profit outdoor concerts and festivals as fundraisers for students and college-bound homeschool students, as well as being a board member for an organization responsible for arguably the largest home-education convention in the country, John, along with Fin, created the for-charity Tiny House Festivals and Tiny LIVING Festivals; including the now famous Georgia Tiny House Festivals (2016, 2017, 2018 & 2019), and the 60K+ attendee & 116 tiny structures Florida Tiny House Festivals (2016, 2017, 2018 & 2019); as well as record-breaking for-charity tiny house festivals in California (2019), DC/Virginia, Louisiana (2018), Massachusetts, New Jersey, and Tennessee (2017 & 2019)… as well as the Nation-Wide & historic TINY HOUSES across AMERICA!
